The drawing show tubs that are not competent sailboats. Start by defining "competent" with real numbers; as an engineer would do. That will define the constraints.

Could probably make something decent with a trilo and a junk rig but it's not gonna be as much interior room as a houseboat. Going too high is going to be really uncomfortable sway and possibly capsizing in 50+ mph winds.

There is a guy on YouTube that made a solar powered house boat from an abandoned 40'cat for about 45k. He's also pretty much trapped to a specific area in Canada. He claims he's going to make it sailable but he's been working on this thing for like 5 years.

My buddy took an old Hatteras styled aluminum and made it two story, front to back, but it essentially sits at the dock and has never been taken out and he's been working on that thing for like 3 years. It's definitely comfy, easy to live on full time, and doesn't rock too much at all, but it's hooked up to weighted pulleys at the dock to keep from bobbing too hard. And this is a back river that's not on a bay or an ocean for that matter so wake is never above 1 foot.
