    Why do you think all those canidates want it so bad that they ,with a straight face, stand before great crowds and spout Poo poo ?

    Unfortunately, I think not many want that job now. It's going to be a tuff time and whoever gets in will get blamed for everything for more rough years before things get better.

    You are smart.

    If everyone only bought cars, boats, and houses with money they had earned, it would be better for everyone and we wouldn't have this mess.
    You don't spend foolishly what you don't have!

    And paying cash, you save 50% over borrowing on a mortgage. Or more!
    A ton of money has gone to the banks with mortgages where people pay half principle, half interest.

    But tell all the young couples without rich parents that they should save up for 7 years before getting a place together, and the market is going to be slow. I think for the market to turn around banks are going to have to get functional again. Not crazy like before. But giving mortgages to hard working people who make their payments and are buying property at realistic prices. Right now banks are really disfunctional, and that's going to keep the market from coming back up. You might be right at 4 years rather than 2 - I don't know how long it will take. Probably depends on where when it starts to turn around.

    the poor economy pretty much precludes anything the banks are going to do anytime soon. The economy is basically a construct of the corporate influence in our electoral process. It won't be till we remove that influence that things even begin to get better. At least for most of us, some of us are bright enough to not buy into it. Which means we pay with cash and don't play the banking game.

    It takes patience but its a much much better plan in the long run.

    Locally, in a neighborhood with a good school , young parents borrow vast amounts of money to purchase a house. They then live the rest of their lives under debt and stress. I still believe that renting is a more viable way to secure a good life with the freedom to say no..

    Renting gets old, I'm glad I settled down where I am and made the best of what I could afford. I'm not a wealthy guy but what I noticed about people with a mortgage is that they are always struggling to pay up. Lame, might as well just hang a ball and chain around your neck.

    when I do finally build something it will be cash in hand the whole way.

    I agree. Own but pay cash. What's worse than a mortgage? Renting is paying someone elses mortgage.

    Well....if rather that mortgage payments you rented, then invested the saving in Google you would now be a millionaire .

    If rather than mortgage payments you invested in your own small business, you may be personally fullfiled, enjoy life and be a millionaire.

    If rather than mortage payments you invested in your children's education you might create a whole generation on success and happiness.

    A house in nothing.
