to buy or not to buy a slip

couldn't find a category for marina properties, costs and such but I did kinda think it could be a simple question of stability to be buying a slip before I build the boat

so I thought stability was as good as any category to place this under

I found a 38 covered slip 1000 sq ft for ~20,000

having just begun looking for something I thought I might gather a little input from the more experienced hands around here

speaking of which who is responsible for the maint of the pilings, this thing was build in 45

 

If you build a boat in a slip everybody will laugh at you.

Who IS responsible for maintenance of piles, etc? Is it a co-op or what's the arrangement?

What are the monthly fees? Is there a board? Who manages it, a management firm?

Is the land owned or leased? What are the property taxes? Do you have any longevity or could you all get 30 days notice?

These are only some of the questions before you my friend.

Exercise due diligence as ignorance is not bliss in situations like these.

This could be a great opportunity or something you want nothing to do with.

Twisted bunch rnt ya ,Na I was thinking Ild want a covered slip anyway. And maybe i could temp floor it over and do my building on that Even if I can't it seemes like an awfully good price I have a cal in for more info so no worries. In case no one noticed I over think everything so it's not like I won't spend the day Monday on the phone

I was thinking of throwing earnest money at it just so I would ensure I had time to investigate it and still have the option

 

It's a new listing as of today as far as I can tell

 

If it's a bargain (or just something you GOTTA have), you should certainly make your offer. Just be sure to include important contingencies and "subject to's" to protect yourself. Don't get silly with them; just include deal-breakers.

Good luck. Sure makes sense to me to build your boat in a dedicated building, unless they have rules against such activity.

 

If plagued by piles it makes sense that those afflicted by them should maintain them.

According to TV,Preparation H should work.

 

I could credit card $500 and at least maintain the option. Seems like something at least worth serious consideration. Ernest money is pretty much playing an anty in, win or loose, you don't get it back
