Would anyone know if the 1984 45' Lancer motorsailer has a balsa core hull?

You should contact Dick Valdez. I'm fairly sure the hull was a solid laminate, but the decks balsa cored, though I certanily could be wrong about this. The Lancer was a modestly priced production boat. They were fairly well built as production boats went in those days, but just not top shelf materials or equipment. There are still quite a few around, but they don't have a strong resale value, unless heavily upgraded and even then, you're just purchasing the equipment.

Thanks so much for the response. Should I google Dick Valdez to find out how to contact him?

My contact info for Dick is pretty old, Goggle may be the best option.
