whats going on with China

    China trade practises, it's growth or growth slow down recently has been a topic of concern in US and worldwide,
    From inside the country its hard enough to work out whats really going on, how outside talking heads get info to form their opinions is a mystery but a typical example is these docks completed a year ago.
    I view the port every day from my apartment, the day I took the photo isn't typical, there are a couple coastal ships unloading goods otherwise its 95% time empty.
    Govt corporations spend big bucks on infrastructure but reality is there seems to be little movement.
    Another decision made recently, earlier this year a Dalian shipyard delivered the biggest container ship yet built for a S. American Group then next day announced China's ports were closed to any vessel exeeding 300 thousand tonnes.

    Massive demand loss because of the worldwide financial crisis.

    In the port I live is a cement loading facility. In the past a ship a day was unloading at the pier...now I see one ship per month

    What are the visa requirements for a westerner living in China.

    Can you own land or just a condominium.

    Dunno about the amounts of import/export but if the growth rate in China was ~15% some 7 yrs ago and now ~7ish% it's about the same in absolute $'s..

    All Expats working (employed) in China require an annual work permit arranged by their employer.

    To qualify for entry to work Expats must have either a degree or a unique technical skill with qualifications.

    I'm told there are several different catagories depending on whether the applicant is teacher, owner/manager of company, consultant or employed as an expert for a industry.

    I now hold a residence permit, based here as a consultant for my company to oversee all projects.

    Expats can own apartments or villas but nobody can buy/own land except developers (thats another story and very contentious issue at the moment). All privately owned property returns to the state after 70yrs simular to property on Church land in London.

    I've met a few expats who live here after retirement, some married to Chinese ladies they met outside China (Chinese generally don't approve mixed marriages). Personally I can think of twenty places more pleasant and cheaper to retire to.

    We will sell our apartments when we leave, no gain owning property if absent as the risk with renting out are to great.

    The smart Chinese add all the internal development to their GDP, it makes it look good, but it is inflted by all the public works, that as yiu can see, do nothing. Where I lived in Songjiang, there is a Tudor Village, many acres of it, but no one home....shopping centre too, no one in them...it all looks good on paper, but it sooo much a facade.

    Is much the same here in Dalian, residential tower blocks going up everywhere especially along the coastal foreshore. But like the complex we live in a Maritime phase 1 high cost (about 2000 apartments) completed a year ago has about 12% occupancy mainly Beijing buyers, probably four times that number acually sold but most buyers can't afford the fitout.

    Phase 2 lower cost single bedroom apt towers sold out now phase 3 (2000 low cost apts) are about to go on the market and this is one of approx 40 similar size complexes in development around Dalian.

    Misallocated resources are the hallmark of centrally planned governments . Perhaps the port is one of those white elephant projects conceived by local politicians, not by industry ?

    Sea ports are dualpurpose, they also serve military needs. China is growing it navy ?

    I believe all port facilities, airports etc in China are local government inititive and funded by hat in hand to Beijing Central Committe. Each city competes to create bigger business at the inititive of the province Governer (Card holding Party man) like the one recently disgraced who with his naughty wife also governed Dalian a few years back.
    I was project/technical construction consultant for six aluminium Pilot boats for two local port managment groups Dalian and Qingdao

    There is a huge naval base south of Dalian that also builds naval vessels, the recently re launched floating ex Soviet ski jump carrier was refitted in Dalian but China has no navy air wing, no pilots trained or suitable aircraft for carrier landing - a presentation without substance. But at the same time China's ship building capability both commercial and naval is very very good.

    Best estimate is there's 64 million empty apartments in China.

    Either finished and empty or not finished and empty-are many,many malls,towns,cities, and industrial parks as well.

    Gee, sounds a bit low. There are 64 million empty apartments right in my neighborhood in Spain. !!

    See, it's not necessarily the fault of a centralised government. :p
    Either there are too few, and people grumble about lack of forward thinking, or
    there are too many and people find something else to blame.

    Err emm...perhaps you could consider the European Central Bank ....central government !!!

    They stimulated misallocation of resources on a massive scale with the one size fits all Euro monetary policy .
