Paint with fungicide

    Checking out the paint store today and found a paint
    with fungicide. For under sink and bathrooms.
    It is exterior rated and has a "25 year" life.

    "Prevents mildew, mold and rot."

    "Can be recoated with any oil or water base paint."

    "Can be thinned with mineral spirits." It is oil base.

    Would this make a good first coat if one was not going to
    epoxy?

    It is not costly, $11 per qt.!
