    Hi Jeff,
    Sage and sobering words, and the little voice in my other ear is telling me the same thing, so is 'er indoors. Might need to take of the rose tinted glasses.

    I "second" that.
    After reading all the history and comments it reminds me of a few 'jobs' I have been called in to assist... some are not easy... others are essentially a widow-maker.
