Beginning a big project

I have a Donzi 22 Classic that needs some attention. The Donzi has K-plane Trim Tabs on the back, and a few weeks ago, one of the Tabs almost ripped off the boat. Upon inspection, the bolts that hold the tabs on have started to pull through the transom and let water in. I think I am goig to have to replace the transom, as it is soft around the bolts. I know this will be a long process, but my first step is finding a suitable work location. I live in a Condo, and keep the boat on a trailer. Does anybody have ideas as to where I should work on the boat? Do those enclosed tents work well or should I try and rent an inside garage? I have looked at both options and they both seem expensive. Does anybody have any suggestions.

Ive just put my 27footer inside one of those cheap tents 3m x 9m. Cost around £100 here. Even think of partially covering the boat over the transom end with a makeshift job with some wood and a tarp. Have her bow down so that any rain water runs forward away from your work. use the weight of the boat to secure the tent down. A bit awkward I know but like me you sound like you are in a position that needs some radical thought.
